Move over, Dempsey and Gillman Barracks, because Phoenix Park is the next spot you’ll want to have on your radar. The lease of the former British Secret Service base has just been awarded, with the site set to be redeveloped as a new lifestyle destination.

To cut a long story short, Phoenix Park houses a cluster of black-and-white colonial bungalows, sitting on 5.7 hectares of land, or the equivalent of 8 football fields, at 300-302 Tanglin Road.

It was built by the British, and in 1949 housed the British Far East Command and High Commission, plus the British Security Intelligence Far East. In 1977, this was where our Ministry of Home Affairs could be found, while Republic Polytechnic used the site between 2004-2006.
Later, after it was declared a heritage site, it saw its most recent iteration as a campus-style commercial space with household names like Spruce and beer garden Bread, Beer & Brez’n.

While it’s not set in stone what the revamped Phoenix Park will look like or house, Singapore Land Authority has revealed that the site will be rejuvenated into a multi-use compound.

The area’s scale and lush greenery will be the basis of this car-lite redevelopment, with communal spaces, outdoor fitness and recreation areas.

It’s also set to be another pet-friendly space, not forgetting wellness, residential, co-working, F&B and retail tenants, which will add to the mix.
Is Phoenix Park set to be the new Dempsey? Only time will tell. We know that the initial lease duration is for 5 years, but there’s no news on the timeline for this new lifestyle hub’s opening. Stay tuned, and we’ll update this space with more info when we have it.
